Structural Assessment - Manchester Road
The client commissioned a comprehensive Structural Assessment for the property, in response to a stipulation from the mortgage provider, who required assurance regarding the structural integrity before approving the loan. Our qualified Structural Engineer undertook an extensive survey, specifically addressing the lender's concerns about potential structural movement or defects. The assessment and its accompanying report were completed promptly within one week of instruction. Upon review, the mortgage provider accepted the findings, stipulating that the recommended remedial works outlined in the report be carried out as a condition for granting the mortgage.
Wall Tie Survey - Capthorn Road
The client requested a comprehensive report prior to completing on the property purchase due to concerns regarding potential wall tie failure. A detailed wall tie survey was commissioned and carried out by our qualified structural engineer. The survey involved a thorough inspection of the external cavity walls using a combination of visual assessment and specialist equipment, such as metal detectors and endoscopic cameras, to locate and examine the existing wall ties within the cavity.
During the inspection, several indicators of wall tie failure were identified, including horizontal cracking along mortar beds and evidence of corroded or missing ties.
The final report concluded that the existing wall ties had indeed failed and recommended the installation of new wall ties throughout the affected elevations.The findings and recommendations were clearly outlined to ensure that the client and relevant parties understood the extent of the remedial work required to maintain the building’s long-term safety and stability.


Chimney Removal
The lender’s valuer conducted a detailed inspection of the property, during which it was noted that significant structural alterations had been made to the chimney. Specifically, sections of the chimney breast had been removed without appropriate structural support, raising concerns about the overall integrity of the building. As a result, the property was recorded as nil value, effectively preventing the client from securing mortgage approval until a further, specialist investigation could be undertaken.
To address these concerns, our Structural Engineer was instructed to carry out a comprehensive assessment of the property, with particular focus on the remaining chimney structure. The investigation included an in-depth visual inspection combined with an evaluation of the load-bearing capacity of the areas affected by the removed chimney sections. It was found that the remnants of the chimney breast were not adequately supported, posing a potential risk to both the structural stability of the property and the safety of its occupants.
Based on these findings, our engineer recommended the complete removal of the remaining unsupported chimney sections to restore structural integrity and ensure compliance with current Building Regulations. The remedial strategy was clearly detailed in the final report, outlining the scope of works required and the rationale behind each recommendation. This report was subsequently submitted to the lender for review.
Upon consideration of the thorough assessment and the proposed remedial measures, the lender accepted the report and granted mortgage approval to the client, subject to the completion of the recommended works. This process not only safeguarded the client’s investment but also ensured the long-term safety and compliance of the property.
